Residential Architectural fees are usually a percentage of the construction cost and depend on the size and complexity of the home and how much of the process you want us involved in. After an initial conversation about your brief, budget and site, we send a clear, fixed fee proposal so there are no surprises.
Yes. We prepare the full approval drawing set and can guide you (or your agent) through submission to the relevant local council or the Urban Development Authority, and answer any queries they raise.
Design typically takes a few months from first brief to a complete approval and construction set, depending on the size of the home and how quickly decisions are made. We agree a programme with you at the start.
Yes, budget is part of the brief from day one. We design to your figure and advise on where money is best spent, rather than designing something that can't be built for what you have.
We're based in Pannipitiya and work across the Western Province and the rest of Sri Lanka, including out-of-town and holiday homes. Much of the process can be handled remotely with periodic site visits.
Yes. Our interior design team can carry your home right through from architecture to finishes, joinery and furniture, so everything is resolved as one coherent whole.
